Unlocking Potential: New Opportunities for Converting Farm Buildings.

There are new rules in place as of May 21st, 2024 for converting agricultural buildings to homes under Class Q. Here's a breakdown of the key changes:
More dwellings: You can now convert your building into up to 10 dwellings, compared to the previous limit of 5.
Increased size allowance: The total floor area for conversion has gone up to 1,000 square meters, but the maximum size for each individual dwelling is now 150 square meters.
Extensions allowed: You can add rear extensions of up to 4 meters on existing hard surfaces that were there before July 24th, 2023.
Wider applicability: A big advantage is that more barns are now eligible for Class Q conversion, including those no longer in active agricultural use. However, barns used for equestrian purposes still need to be part of a functioning agricultural unit.
Important note: While you can apply under the old Class Q rules until May 20th, 2025, you won't be able to take advantage of the new extension allowance.
